POSITION DESCRIPTION:

The Building Manager is responsible for the operation and management of the day to day operations, policies and procedures, for the City's newest office building located at 49 South Van Ness Ave.  This will be the largest building the City has constructed in over 50 years and will house over 1,600 City employees.  The position serves as the direct contact between the Real Estate Division and tenants, including the City's new Permit Center.  The position is responsible for ensuring a safe and secure working environment for tenants, City staff, visitors and the public.

ESSENTIAL FUNCTIONS:

The position will oversee the management of the conference center and training room in the building; provide weekly updates of building status, issues, and action plan; provides information about the building and orientation process for tenants including signage, policies, procedures – security, safety, etc.; conducts routine interior and exterior building operational inspections; monitors requests to ensure timely completion and resolution to tenants’ satisfaction, and communicates completion with the tenants; assists and coordinates City department moves into and out of building; documents, updates and distributes tenant manuals and safety handbooks to client departments; coordinates and monitors contractors’/consultants’ work on the property; works with other management and City staff to ensure janitorial, engineering and labor requests are completed satisfactorily and to respond to issues; prepares proposed budgets with detailed justification and persuasive arguments for proposals including City department/tenant moves; works with management and City staff to implement projects, and ensure building and building systems are functioning properly; coordinates with management regarding capital project requests and long-range planning for the building; responsible for management and renewal planning of building contracts such as pest control, landscaping, and others; project management and coordination of interior and exterior building repair and improvement projects, (e.g. construction, TIs, HVAC upgrade, signage upgrade, lighting retrofit); ensures continued LEED and ADA compliance and manages related projects (including TIs by tenants); liaisons with the Bureau of Building Repair (BBR) for scheduling onsite repairs and improvement work; manages security, locks, and access within facilities and coordinates new keys/locks; works with District General Manger and energy star contracted engineer to secure yearly rating; provides feedback and oversight of greening strategies; and performs related duties as assigned.

MINIMUM QUALIFICATIONS

1.  Possession of a baccalaureate degree from an accredited college or university; AND

2.  Five (5) years of operations or property management experience.

DESIRABLE QUALIFICATIONS:

  • Supervisory experience;

  • Possession of LEED AP certification;

  • Possession of a Master's degree.
